Exposure matters. A high, wind exposed location means the heating system works harder through the winter than a sheltered inner city home does, which can shorten the practical life of equipment and makes correct sizing more important. Regular servicing is also worth more where equipment runs harder.
Likely at or near it. Much of Tuscany went up through the late 1990s and 2000s, and furnaces generally run fifteen to twenty years. We diagnose the specific unit rather than going by the year the house was built. Age alone does not decide it.
